Well, Amelia Island has an intriguing history, filled with pirates, Indians, ruled under eight flags, birthplace of the modern shrimping industry, and noted for its preserved 55-block historic district. It is great place to visit, and a wonderful place to live. Amelia Island, with its charm and small-town nature, offering southern hospitality has been one of the best kept secrets up until the 1990s. In recent years, Amelia Island has become more widely known and pursued by the developers.

Becoming increasingly popular for vacationers during the past decade, Amelia Island is now the home to about 25,000 people. And, according to recent reports, there’s not much vacant land left for new, large projects. However, many new residential establishments are now being developed off the island, specifically on the nearby mainland. But, what are the local Amelia Island real estate property values these days?

 

Property Values

As recent reports have revealed, Amelia Island real estate is getting more expensive, especially for those who are looking for properties like homes. The average list price of a single-family Amelia Island real estate home property currently for sale is $701,655 as of June 2005. Also, one particular review of single-family homes listed for sale in today’s Amelia Island real estate listings indicated that more than half of the properties are now listed above half a million dollars. As of June 2005. data recorded in the local MLS indicates that 51 homes of the 95 active residential, single-family Amelia Island real estate listings for sale are listed above $500K.

 

Condominiums

For the prospective buyers who find the lower-maintenance condo lifestyle more appealing, the average list price of an oceanfront condominium is a bit more than a million dollars. Amelia Island real estate reports place the range of oceanfront condos prices from around $400K for an older or smaller unit at the lower range and between $1.9 to $2.4 millions dollars for the more spacious and/or newer units.

 

Historic Properties

For historic or vintage homes, several Amelia Island real estate reports indicate there is currently a great opportunity to buy some of the more well-preserved homes built during the Victorian era. These properties are typcially operated as bed and breakfast inns. Examples of several B&B properties include the Williams House, the Hearthstone House and the Ash Street Inn. All of these properties are located within the historic Fernandina Beach district, and have sold for $2.75 million or more when last listed on the market.
